A contract between you and the owner/management will come into existence when the deposit or full payment is received, a booking confirmation is issued showing the confirmed holiday dates. This confirmation is an automatic acceptance of our Terms & Conditions (T&C’s) by you (the lead booker) & all who are part of the booking. It is your responsibility to ensure that all members of your booking accept the terms of the contract set out in these terms & conditions. Failure to disclose all relevant information or comply with these terms may lead to termination of the contract & loss of the booking. The client may in no circumstance re-let or sublet the property.
Bookings cannot be accepted from persons under the age of Twenty-One (21) years old.
The owner/management reserves the right to refuse a booking without giving any reason within 48 hours of booking.
The deposit/full payment must be paid at the time of booking or as indicated in your "Booking Status Page".
Check-in is from 2.00 pm/3.00 pm (depending on the individual property) on the arrival date. Guests are required to leave the rental property by 11.00 am on the day of departure. Failure to do so may result in you being charged a late checkout fee.
.A 50% deposit of the holiday cost is payable at the time of booking.
Bookings made less than 28 days before your arrival date must be paid in full, plus any refundable damage deposit (if requested).
The balance must be paid no later than 28 days before arrival date of your holiday. If the balance is not received by the due date as indicated in your "Booking Status Page". then your holiday will be treated as a cancellation.
A Guest cancellation must be notified in writing and once received we will confirm the cancellation. The customer remains liable for a percentage of the booking cost when a cancellation is received, as detailed below:
Full refund for cancellations made within 48 hours of booking, if the check-in date is at least 14 days away. 50% for cancellations made at least 7 days before check-in. No refunds for cancellations made within 7 days of check-in.

NOTE: Refund amounts receivable are NET of Banking/ Transaction fees.
We strongly advise that you take out comprehensive travel insurance to cover cancellations. If you choose not to, then you accept responsibility for any loss that you may incur due to your cancellation.
If your booking is cancelled due to circumstances beyond our control, notification will be given of the cancellation as soon as possible and we will promptly refund all payments made to us for your holiday. Our liability for cancellation will be limited to payments made to us.
The owners/management shall not be liable to you or your holiday party for loss or damage to property, however arising.
The maximum number of persons occupying the property must not exceed 4 persons in the villas and 2 persons in the bed and breakfast style accommodation. Only checked-in guests can occupy the property at any time. No additional visitors are permitted at the property without prior authorization. Should additional people be found at the property ALL will be asked to leave, including the checked-in guests.
NO PETS are allowed at the properties. Guests arriving with pets will not be checked in. Those who have self-checked in will be asked to leave if they have brought any pets with them to the property.
NOTE: We are required to register all guests with Antequera Guardia Civil. This is a simple process and takes but a couple of minutes using an APP. Original Government-issued ID/Passports will be required for this process. See below.

GUEST REGISTRATION OBLIGATION
According to Directive 2004/38/EC on the right of EU citizens and their families to move and reside freely in the EU, some EU countries require accommodation establishments (holiday rentals, rural houses, camping, hostels or hotel) that report the presence of the guests to the competent authorities (often the town hall or the local police station). They must do so within a reasonable time after arrival and may be subject to a penalty, such as a fine if they do not.
Smoking/Vaping is not allowed inside any of the properties. Ashtrays are provided outside and must be emptied before departure. Smoking/Vaping indoors will result in an immediate fine of 100 euros.
Damage deposit (if taken) – In making a booking, you accept responsibility for any theft, breakage or damage caused by you or any member of your party and agree to indemnify us in full for any loss we may incur. A security deposit may be required and will be returned within 7 days of the end of your holiday, less the cost of damage/breakages Damages and breakages. You are responsible for the supervision & safety of all members of your party under the age of 18 at all times.
Swimming Pool Disclaimer
Swimming pools can be extremely dangerous for unsupervised children and teenagers, as well as adults swimming alone. Swimming pool accidents can happen to anyone, regardless of swimming ability or age.
Please be informed that there is no safety fence/gate surrounding the swimming pools, therefore you should never leave a child or teenager unattended at any of the pools or their surrounding terraces. All children and teenagers, regardless of swimming ability, should be constantly supervised by an adult who can swim and can jump into the pool to assist a child in danger of drowning.
Los Callejones Villa Holidays and its representatives shall be completely held harmless against any liability, loss of life and/or property, damage or expense, including, without limitation, attorney's fees and cost of litigation, resulting from any and all swimming pool accidents or incidents occurring during your stay at any of our properties. -No children under 18 years of age in the water without adult supervision.
Please avoid using glass items in the pool and use the plastic cups provided. -Guests must shower before entering the water and remove suncream and makeup to avoid an oil slick on the water and pool tiles. -No diving or jumping in the pool
Please treat the facilities & accommodation with due care so that other guests may continue to enjoy them. All inventory must remain at the property and not be taken to another property. If you notice something is missing or damaged in your accommodation, please let us know immediately so that we can take the appropriate action. If there has been any damage or breakages during your stay, we would be grateful if you could report them promptly, especially before check-out. The accommodation will be inspected at the end of the holiday & you may be charged for any loss, damage or extra cleaning costs. These are to be paid for in full within 7 days of notification. If damage occurs and the owner must cancel and/or refund subsequent bookings, the owner may bring a claim against you for any loss arising as a result.
No Parties
are allowed at any of our properties. We reserve the right to terminate your rental agreement with immediate effect where the unreasonable behaviour of the persons named on the booking (or their guests) may impair the enjoyment, comfort or health of others. You’ll be asked to leave the property, without any refund of the rental amount paid.
Please respect the community and try to keep noise levels to a minimum, especially between 11 pm and 8 am.
Please switch off air conditioning or heaters when you go out, to maintain our property's eco-sustainable status.
Please do not move any of the furnishings or bed linens outside. Blankets and towels are provided for your outdoor use. Please do not take any bath towels to the beach. Please use the beach towels provided.
The owner/management reserves the right to make a charge to cover additional cleaning costs if the client leaves the property in an unacceptable condition where additional staff are required to prepare for the next guest's arrival.
Please use the designated barbecue utensils and clean the barbecue after use.
Fireworks, Chinese lanterns, and firepits are prohibited due to the rural setting of our properties which are surrounded by crops/trees
Check-out
Household waste/garbage/rubbish is not collected from individual properties in Spain. It is the responsibility of the guest to remove all of theirs before checking out. Community bins and recycling bins are located on the main roads. Please note that if any keys issued are not returned at the end of your stay, then the cost of replacement will be charged to you.
If you want to use the services of a third-party supplier (e.g. a chef, beauty treatments) this must be agreed beforehand. If you bring a third-party supplier without consent, we reserve the right to ask them to leave. We do not accept liability for the activities of these third-party suppliers.
The Charging of Electric/Hybrid vehicles is an additional cost and not included in your accommodation price. If you wish to charge an electric vehicle please ask for permission & pricing first. The house is not equipped with a charging point.
Domestic electric vehicle chargers (commonly known as a ‘granny charger’ or a ‘trickle charger’) are not suitable for use at the properties and are Strictly Forbidden. You are liable for any damage or loss suffered by us due to your unauthorised use of domestic chargers.
Non-compliance with the house rules will be considered a breach of the terms and conditions of the rental agreement. We reserve the right to terminate the booking with immediate effect and without a refund if guests do not abide by the rules.
We or our representatives reserve the right to enter the property at any time to undertake essential maintenance or emergencies.
